    Negotiating Commercial AIR Lease Forms: Traps For the Unwary

    Krista Kim, Esq.—Valence Law Group

    AIR Leases are commonly used template lease forms.  While AIR Lease forms look deceptively simple and 'standard', they are riddled with traps for the unwary and should always be carefully reviewed and negotiated.  We will focus on the most important revisions that Tenants should always seek to make to these forms, as well as provisions that Landlords would be wise to revise.

    Krista Kim is the founding attorney of Valence Law Group, PC, a boutique transactional law firm.  Krista focuses her practice on commercial leasing for commercial tenants in various industries, including software, technology, life sciences, manufacturing and retail.  In addition to commercial leasing, Krista helps clients purchase and sell commercial real estate and represents lenders and borrowers in commercial financing transactions.

    Kelley A. Way—Law Office of Kelley A. Way

    As lawyers, we all work hard to protect our clients’ intellectual property, and to preserve the value of that property. But what happens when the client dies, or retires, or is unable to manage the property anymore? This presentation will cover the intersection of intellectual property and estate planning, and explain how to protect a client’s intellectual property so that it can be safely passed on to the next generation."

    Speaker Biography

     Kelley Way  is a California attorney practicing estate planning, copyright, and trademark law. She helps her clients

    • Protect their assets from infringers, avoidable litigation, and unnecessary taxes;
    • Provide for their loved ones during and after their lifetime; and
    • Make solid plans for a secure future.

    Kelley was born and raised in Walnut Creek, California. She graduated from UC Davis with a B.A. in English and a minor in Music, and proceeded from there to attend the UC Davis School of Law, where she received her juris doctorate in 2010.

    After law school, Kelley did a one year fellowship at the Pacific Justice Institute, during which time she was approached by her first client, the copyright holder of a New York Times bestselling fantasy series. After the successful resolution of the case, she opened her own law firm.
